We’re a small property management and services company in St. John’s, run by a landlord who got tired of doing everything himself — and built a better way to do it.
The story
Harbour & Hills was founded by Julian Pond. He owns four rental properties and operates three short-term stays in downtown St. John’s — The Hill House, The Hill Flat, and The LaCour House.
He started managing his own rentals because he didn’t trust anyone else to do it right. Then he built the systems — the tracking, the reporting, the maintenance workflows, the owner portal — because spreadsheets and text messages weren’t cutting it. Then other landlords started asking if he could manage theirs too.
That’s Harbour & Hills. The same tools, the same standards, and the same level of care we put into our own properties — applied to yours.
Julian is also a career firefighter with St. John’s Regional Fire Department, holds a Civil Engineering Technology diploma from the College of the North Atlantic, and is completing his BBA with an accounting focus at Memorial University. He’s pursuing InterNACHI certification as a Certified Property Inspector through our sister company, Axiom Property Group.
Property services — snow clearing, lawn care, handyman work — are handled by our property services team, keeping things local and hands-on.

Engineering background
Civil Engineering Technology diploma from CONA. We understand buildings — structure, systems, maintenance cycles, and what it actually costs when something fails.
Emergency response training
Career firefighter with NFPA certifications in fire, hazmat, and technical rescue. When something goes wrong at your property, we don’t panic — we handle it.
