We write the ad, photograph the unit and post it.
The Showings
We list the unit on Kijiji, Facebook Marketplace and NL Classifieds, and meet every applicant at the unit. Viewings are booked ahead.
The Screening
References, income and rental history, checked the same way for every applicant.
The Lease
You approve the tenant and the terms. We prepare the lease and you sign it.
How We Screen Applicants
- We follow the Human Rights Act, 2010. No applicant is screened on a protected ground.
- Applicants give written consent before any credit or reference check.
- We don’t ask for a Social Insurance Number.
- ID is viewed, not copied.
- You make the final choice.
One Fee per New Tenant
Leasing is billed at half of one month’s rent, plus HST, in every community we serve.
The same fee applies on its own or with rental management.
Rent and deposits
Tenants pay rent and deposits directly to you. We never receive, hold or handle rent or deposits.
On Its Own or With Management
On its own: when the tenant is in, we hand back the keys, the signed lease and the applicant file. You run the tenancy from there.
With rental management: we carry on as your agent. Tenant calls, arranging repairs, notices and renewals are covered by the monthly fee. Trades bill you directly.
To put the unit’s condition on record between tenants, book a move-out evidence report: 60+ timestamped photos and a room-by-room sheet.
