Vacancy Clauses and the Visit Log

Some policies set how often an empty property must be checked. Check your policy’s vacancy clause. The terms vary by policy, and we can’t tell you what your insurer requires.

Each visit is logged with timestamped photos. The log is a record that the visits happened. Whether that satisfies your policy is between you and your insurer.

Winter-Readiness Visit

One visit before winter, occupied or empty. A check of heat, water, seals, gutters and drains, with a photo report.

Heat running and holding in every room
No drips, staining or standing water
Door and window seals, checked visually
Gutters cleared; downspouts and exterior drains checked

Call-Out Visit

One visit to look at a specific problem. The first hour on site is included, with photos and a quote for anything bigger. Repairs over $300 are quoted before any work. Booked ahead; not an emergency service.

Extra labour $75/h; materials cost + 15%.

The Visit Log

Each visit adds an entry to your log: timestamped photos and a line or two on what we saw. Each entry comes by email.

Visits are booked ahead. This is not an emergency service.
